The tranquil surroundings, scenic views, and wide-open spaces make this location an ideal place to call home.

In the early 2,000’s a portion of the Mimbres River Farm and Ranch was developed as a heritage ranch where 42+ acre parcels were created for the purpose of allowing select individuals to build a home within the open space of a cattle ranch. During this development process approximately one million dollars was invested in the infrastructure, including roads, underground utilities, and phone/high speed internet. 564 acres remain in the heritage ranch development parcel with an average sales price of $3,250 per acre.

The headquarters includes a 3,000 square foot historic adobe home which was once the original Sherman Post Office. The ranch also includes a large hay barn with attached equipment shed, a sizable shop (enclosed and insulated), an adobe office building, masonry guest house, adobe out-building with shed, livestock working facilities, 5.5 miles of maintained roads and 4.4 miles of underground utilities.

The Mimbres River Farm and Ranch is watered with approximately 56 acre feet of historical water rights from the Mimbres River via the Go Forth Ditch. The lase leveled irrigated pasture is watered from the river by a recently constructed head gate and 15” pipeline with 12” alfalfa valves. The pipeline can be supplemented by an irrigation well. In addition, the ranch contains 4 livestock wells, 1 residential/livestock well, 4 miles of livestock pipeline with 8 storage tanks and 17 drinkers.

The Mimbres River runs though the property at the HQ where the 20 acre farm produces enough alfalfa hay not only to feed livestock on the rangeland, but also to sell as your winter needs are met in the first three to four cuttings. The climate generally affords five cuttings per year with occasionally an additional clipping in the fall. Permanent pasture is planted on four benches which are reserved for breeding heifers in the spring and weaning calves in the fall. After freeze, weaned calves are introduced to the alfalfa fields where they remain, further utilizing the alfalfa until the first part of February when they are introduced into a finishing rotation.

Topography: The topography of the ranch is generally flat at the headquarters with gently rolling hills throughout the remainder of the grazing leases allowing for ease of use. The deeded land and headquarters sit at 5,400′ in elevation.

Additionally, the ranch is dotted with Fragrant Sumac which produces extraordinary fall foliage amongst clumps of beargrass and stately Sotol.

Acreage & Carrying Capacity: The ranch lies throughout a total of 1,090 acres deeded acres and 476 private uncontrolled leased acres. The current owner runs 47 head of cattle on the ranch year round.
