Currently it’s being used for raising barrel horses and teaching lessons/small clinics. This 10,000 sq ft property is what I would consider a 24/7 facility. The 6-stall barn has spray foam insulation, two roll up doors, and two big fans to keep things circulated in the summer. The stalls are oversized (12x15) and come with automatic waters, which is ideal for keeping everyone happy indoors when cold weather hits. Attached underneath the same barn is an indoor 60 foot round pen with sandy loam footing. High power LED lights are positioned above the round pen. There is also a 10 ft indoor wash bay with hot and cold water access and drain for chilly days where horses need to be hosed off. Connected to the barn are a few more beneficial spaces. A small pen for ponies/goats/a few steers, an outdoor wash rack, and completely fenced dog yard. The barn gives access to the inside of the house, through a thoughtfully designed shoe/coat room, to keep arena sand from entering. The open concept floor plan hosts a big kitchen with island seating, giant living room, and a great window overlooking the front pasture. There are 3 generously sized bedrooms with 9ft ceilings and fans inside each one. The two bedrooms on the southside of the house have amazing lighting, and share a full bathroom. The master bedroom is huge, and boasts a functional walk-in closet with custom lighting and built-ins. The bathroom is also extremely functional with great storage space, two sinks, and glass doored, double-head shower. The property has an electric gate with code leading out to the main road which will take you directly to Teskeys, ESMS Vet Clinic and I20, only 3 miles away. From there you can go…anywhere!!! North, South, East or West, Monday through Sunday and within an hour at a local barrel or roping jackpot. The property is could easily be maintained by just two renters, but could also accommodate multiple horse professionals at once.
