Description:
Southeastern NM Cattle ranch located 65 miles from Carlsbad NM in the Guadalupe Mountains. 26,600 acres with 540 being deeded. 3 Wells, springs,3 Homes, Owner is real estate broker.



Access to the ranch from Carlsbad, N.M. is by US Highway 285 to State Road 137 (Queens Hwy) then to Guadalupe Ridge Road (540) and then to Klondike Gap Rd which ends at the ranch headquarters. The ranch is approximately 51 miles west of Carlsbad.

The land ownership is as follows:

IMPROVEMENTS

The main residence is approximately 1800’ with a porch. There is a 1988 manufactured home that is approximately 1064’. The other residence that is located at the main headquarters as well, is approximately 624’ with a porch. There is a shop, barns, storage buildings, conex containers, corrals and pens located at the headquarters. There is also a cabin located down the canyon that is approximately 396’.

There is approximately 52 miles of fence on this ranch, 8 pastures, and 4 traps. There is 14 storage tanks and drinkers. There are 7 corrals with 3 being a new set of good working corrals.



WATER

There are 3 wells on the ranch, with 2 of the wells located on deeded land. The well at the headquarters is 652’ and is equipped with a solar system. There is a 20,000 gallon storage tank. The well at Soldier is 886’ and is currently equipped with a pump jack and storage tank. The Sinclair Well which is located on the Forest Service allotment was originally drilled for an oil well buy had a dry hole and was plugged at 2000’ deep. Water is being pumped from 1500’ deep and distributed to a storage tank and drinkers. This well is equipped with a pump jack.

In addition to wells, there are a number of springs. The prominent springs include Black River Spring which is used to pump water to storage tanks. Soldier Spring, JRC Spring, Hatchet Spring, Hog Spring, Devil’s Den Spring, and Midwater Spring. There are 12 dirt tanks on the ranch. The ranch has canyons with rock holes that will hold water for a number of months after rains. There are wet weather seeps located all around the ranch as well.



VEGETATION

Most of the grasses common on this ranch are several varieties of gramma grass, bluestem, lovegrass, vine mesquite, and muhley. The ranch also has oak brush and winterfat.

Soils and Topography

The soils on this ranch vary from Limestone Rockland-Ector; rockland and very shallow, stony and rocky, loamy soils over limestone; on hills and mountain. The topography of the ranch is varied from loamy areas to rocky hills. The elevations vary from 5600’ to 7400’. The highest point in Texas, the Guadalupe Peak, is 8749’, is 5 miles south of the ranch. The soils and topography of this ranch is a combination of hard and loamy terrains which offers a variety of vegetation. The varied terrain provides protection for livestock in the draws and canyons when the weather is bad. There are many scenic views on this ranch.
