*Under Contract* Boyd Ranch is located in Chupadera, New Mexico and is just 70 miles southeast of the Albuquerque International Airport and is approximately 40 miles to Belen and 33 miles to Mountainair, NM The ranch is 24,864 acres comprised of +/- 416.70 deeded acres, and a +/- 24,447.40 acres of State of New Mexico lease. The headquarters is located in Chupadera Canyon and is the original town site previously known as Chupadera. The ranch is secluded and at the end of a county road. The state lease is almost totally landlocked by private lands.

Within the ranch headquarters are two residences, a wired 110/220 shop with carport, an 8 stall barn with runs, finished tack room, feed room, and large vet/laundry room wired 110/220 with hot water. 2 stall barn, loafing shed, hay barn, arena, round pen, cattle working facilities that can easily handle 300 head, and several sheds and a 40’ shipping container. Also, has fully insulated kennel buildings wired for AC/Heat with 12 indoor kennels with large runs and a fenced puppy yard.

The main residence is a 2200 sq ft three bedroom and 2 bath, with a open floor plan, high tongue and groove ceilings, and cedar posts. Natural slate and hickory floors and hickory cabinets, granite countertops, rock fireplace, and an outside kitchen/patio. House was built in 2004 and was remodeled in 2019 with upgraded bathrooms, kitchen, windows, stucco, and a new roof. The bunk house is an older 1300 sq ft rock house with two bedrooms, 1 bathroom, laundry/mudroom, with barnwood cabinets in the kitchen.

The ranch has multiple pastures and traps, a wide variety of sources of water including five wells, an extensive solar system, a year round natural spring, approximately 7 dirt tanks and an abundance of above-ground water storage (approximately 45,000 gallons), with 22 drinkers throughout the ranch.

According to the US Climate Data, the rainfall in the Mountainair area is 15-16 inches per year. The average snowfall is approximately 20 inches per year. For those who love the arid climate and sunny days, this can be a very attractive location to live and work.

The elevation of the ranch ranges from approximately 6,000 ft to 7,000 ft. The topography of the ranch varies throughout the ranch. There are low-lying grasslands, rolling hills with juniper trees, high mesas with draws and canyons, and mountain lands with Pinion trees. Vegetation on the ranch includes blue and black grama grass, sideoats, and NM feather grass. There are also various browse plants such as Chamisa, Winterfat, fourwing saltbush, and Apache Plume.

Carrying capacity is 7-8 animal units per section.

The hunting on the ranch is rather extensive and includes oryx, elk, deer, antelope, bear and a variety of bird hunting.

Military Extension- Wind Sands Missile Range is now paying the ranch approximately $23,000 per year to allow flights through the airspace.
