TRINITY RANCH

OSCURA, NEW MEXICO

The Trinity Ranch is located in Otero County, New Mexico between Sierra Blanca on the East, Tularosa/Alamogordo on the South, and Carrizozo on the North. It is accessed via US Highway 54. The Trinity Ranch is comprised of approximately Three Thousand twenty (3,020) Deeded Acres of Land and any appurtenant Water Rights, and approximately Eight Hundred acres (800) of Bureau of Land Management Lease Land, and any appurtenant water rights, and approximately Three Hundred Forty acres (340) of New Mexico State Lease land, and any appurtenant rights.

The Trinity Ranch lies to the West of Sierra Blanca and the White Mountains and just to the South of the Three Rivers Ranch. The Trinity Ranch is comprised of gently rolling hills and valleys with the higher elevations to the East and sloping downward to the West. Vegetation on the Trinity Ranch consists of a variety of gramma grasses, alfalfa, sacatone and mesquite. A number of natural water courses traverse the property with seasonal runoff. The White Mountains, the White Mountain Wilderness area and Sierra Blanca to the East all have substantial Elk and Mule Deer populations and the Trinity Ranch provides great winter habitat for these animals. In addition, many Oryx (Gemsbok) call the Trinity Ranch home on a year round basis. As a consequence, there are substantial hunting opportunities on the Trinity Ranch and the ranch could very productively be managed for hunting or conservation.

The Trinity Ranch has historically been a very productive farm having had over twelve hundred (1,200) acres under irrigation growing primarily alfalfa. There are Eleven (11) irrigation wells on the Trinity Ranch that have historically produced water for the irrigation of the twelve hundred acres and a network of underground pipelines that tie many of the irrigation wells together. Many of the original irrigation pivots remain in place. All of the wells were historically pumped using gasoline and diesel engines. Irrigation has not been actively pursued in the past several years and the status of the water rights on the ranch are currently in dispute with the New Mexico State Engineer’s Office. However, this dispute provides a very significant opportunity for the new owner of the Trinity Ranch. The current owner of the Trinity Ranch is not interested in pursuing the reestablishment of the water rights on the Ranch and has priced the Ranch accordingly. If successful, a new owner could create very significant value by reestablishing water rights at the Trinity Ranch.
